MORTGAGE ALERT CLOSING!
We have taken it upon our office to call around to the various banks as well as the legal offices our firm works with. We would strongly suggest that if you have any intentions of closing a purchase or refinance in the month of December that you consider the dates.
In looking at the holiday schedule it seems that we will be seeing a lot of professional offices closing as of the 21st to the January 2nd. Just by the nature of how the holidays land this year.
That being said you will find our offices open for business with regular business hours on any NON-holiday date. In that all those with business coming in the later part of December or early part of January... please contact the services of your lawyers office to ensure that they can accommodate the transaction.
Thank you for your time and consideration on this matter,
Steve Faux
FROM ME TO YOU
Thank you for your time not only in being a subscriber for the Mortgage News Letter but also for your complete support. Our business of course relies heavily on your referrals to friends, family, co-workers and professional associates. It has been another great productive year in the real estate world. I am going to give you some high lights of this past year and what can be anticipated for 2008.
2007
- We saw all the rates stay fairly stable, not too much happened there.
- We saw the U.S market hit hard in areas and in turn it did affect our “B” lenders for those quick seconds or cash used to by investment properties.
- Some of the areas had corrected themselves as far as the property prices. Many of them fell in value.
- We developed a lot of new relationships in with other banks and professionals in the field. It allows us to be stronger for you as far as better Realtors that are very client. Worthy and very active in getting your home sold. Better relationships with our banks as it helps in getting exceptions made where others may not.
- A very strong continued growth of our office with more educational courses being completed it definitely gives us the advantage for your mortgage to have all the right elements.
2008
- Look for Prime rate to possibly drop to 6%
- In that move it will allow for the fixed rates to follow as well.
- Look for the condo market in areas such as Resorts, Kelowna, Ski Hills and even Golf Courses to be of intrest. Investing in this market of condos is supported heavily by the Baby Boomers and the prices on these units are still with in reach of the First Time Buyers and can have both long-term rewards and short term as well.
- Property taxes are to be adjusted in almost all cities in Western Canada and are indicated to go up.
- And of course at the start and end of your entire mortgage needs you will find us continuing to be very supportive with our high level of service and competitive market rates.
Thank you and on Behalf of all of us... We Wish You and Your Families The Very Best Through The Holiday Season And All The Very Best In 2008.
Steven Faux and associates.
OH THE FOOD!
I remember last year I had allot of positive responses from the recipes that are put out. For those who do not know this but before I was a trusted mortgage broker, I was a trusted master of the kitchens!
Peach and Cranberry Cobbler
- 1 can (21 oz.) peach pie filling
- 1 can (16 oz.) whole berry cranberry sauce
- 1 package (18.25 oz.) yellow cake mix without pudding
- 1/2 teaspoon ground cinnamon
- 1/4 teaspoon ground nutmeg
- 1/2 C butter
- 1/2 C chopped pecans
Preheat oven to 350° F. Lightly grease a 13" x 9" x 2" pan or baking dish. Combine peach pie filling and whole cranberry sauce; spoon mixture into a lightly into baking dish. Set aside.
Combine the yellow cake mix, ground cinnamon, and ground nutmeg; cut in butter with a pastry blender until mixture is crumbly. If you do not have a pastry blender, two butter knives used in scissor fashion will do just as nicely. Stir in the chopped pecans. Sprinkle crumb mixture evenly over the fruit mixture. Bake for 45 minutes or until golden and bubbly. Allow cooling for 30 minutes. Serve directly from baking dish. Can be served warm or cold, with or without whipped topping or vanilla ice cream. But why would you not!
AND OF COURSE MY STUFFING
- 1/4 lb. chopped bacon
- 4 oz. butter
- 6 oz. onion, finely diced
- 6 oz. carrot, finely diced
- 6 oz. celery, finely diced
- 8 cups coarse bread crumbs
- 4 large unpeeled apples, finely diced
- 1 cup crushed walnuts
- 1 tsp. fresh thyme
- 2 whole bay leaves
- 1 cup fresh chopped fresh sage
- 2 tbsp. fresh chopped fresh parsley
- 1 tsp. cinnamon
- 1 cup apple juice
- 1 cup chicken stock
- salt and pepper to taste
- And I always add brandy or Dubenett to both the dish and the chef
Cook bacon until almost crisp. Add butter and sauté the onion, carrot and celery for about 6 to 8 minutes. Add the apples, thyme, bay leaves, sage, parsley and cinnamon. Cook for another five minutes and then add the apple juice. Bring to a boil and then take it off the heat and place mixture in a large mixing bowl. Add the walnuts and breadcrumbs. Mix well and season with salt and pepper. Use to stuff turkey, or place in a covered buttered baking dish and bake for about 30 minutes. If you find it is dry, take the juices from the turkey pan.
